A Clear Process from Inquiry to Closing

1. Initial Consultation

Tell us about the opportunity, desired amount, timing, intended use of funds, and any known challenges. The more complete the initial picture, the more focused the next conversation can be.

2. Preliminary Scenario Review

We review the information provided and identify questions, documentation needs, and potential program categories. A preliminary discussion is not an approval, commitment, or guarantee of terms.

 3. Application and Documentation

Complete the appropriate application and submit requested documents. Missing or inconsistent information may delay review, so accuracy and organization matter.

 4. Program Matching and Submission

When a potential fit is identified and you authorize the next step, the request may be presented to an appropriate funding source or provider, subject to applicable disclosures and permissions.

 5. Underwriting and Due Diligence

The funding provider may verify credit, income, revenue, assets, collateral, property condition, valuation, title, insurance, legal documents, and other relevant information. Additional documents or explanations may be requested.

 6. Conditional Decision and Final Terms

If the request advances, you may receive proposed or conditional terms. Review all rates, fees, repayment provisions, collateral requirements, guarantees, prepayment terms, closing conditions, and legal documents carefully.  7. Closing and Funding

After conditions are satisfied and final documents are executed, the transaction may close and funds may be disbursed according to the approved structure.

8. Relationship Beyond Closing

We remain available as your funding needs evolve and encourage clients to plan early for refinances, maturities, acquisitions, and future growth.

What types of funding do you offer?

We help clients explore potential real estate, business, and commercial funding solutions. Options may include investment property, bridge, DSCR rental, construction, business working capital, equipment, lines of credit, commercial acquisition, refinance, and specialty programs. Availability depends on the transaction and provider guidelines.

Do you guarantee approval?

No. All financing is subject to application, verification, underwriting, program availability, collateral and credit review where applicable, and final approval by the funding provider.

 How quickly can funding close?

Timing varies widely by program, transaction complexity, documentation, appraisal or due diligence needs, and the speed at which conditions are satisfied. Some transactions can move quickly; commercial and construction transactions commonly require more time.

What credit score is required?

There is no single score that applies to every funding solution. Some programs place greater emphasis on property cash flow, collateral, business revenue, liquidity, or experience, while others have specific credit requirements.

Can you help with investment properties?  Potentially, yes. We review eligible fix-and-flip, rental, bridge, construction, refinance, portfolio, and commercial investment scenarios.

 Do you fund startups?

Startup funding can be more limited and often depends on the owner’s qualifications, collateral, contracts, industry, capital contribution, revenue prospects, and the specific program. We will review the scenario honestly and explain whether a potential path appears available.

Will applying affect my credit?

A credit inquiry may be required for some programs. Before any credit review, applicants should receive the applicable authorization and information about the type of inquiry when known.

 Are there upfront fees?

Certain transactions may involve application, appraisal, valuation, inspection, legal, due diligence, commitment, or third-party fees. Fees vary. Clients should receive and review applicable disclosures and should never send funds without verifying the recipient, purpose, and written terms.

What areas do you serve?

We are based in Texas and may assist clients in Texas and other eligible markets, depending on the property location, funding type, licensing requirements, and provider coverage.

What is the first step?

Complete the funding inquiry form or schedule a consultation. Share the amount requested, purpose, timeline, location, and a concise summary of the property or business opportunity.
